Commercial complex conversions

Where manual folios affect commercial complexes such as a shopping centre, business complex or retirement village, the land comprised in the complex is converted as a “Head Title” showing the interests relating to the land such as ownership, mortgages, and easements. The leases are recorded in Lease Folios. 

Accessing records

Free public access

Use the free Index of Premises in a Complex in the Online Shop to identify complexes with lease folios and obtain a list of the premises within those complexes.

Records for purchase

Use the Details of Leases in a Complex in the Online Shop to purchase details about leases in a complex, such as premises, names of lessees, and lease registration and expiry dates or you can purchase these details through approved Information Brokers.

Remaining records

A list of manual titles for commercial complexes that have not been converted is available at Queens Square. Copies of the manual Lease Folios not yet converted can be purchased over the counter at Queens Square.

Identifying records

The name of the complex can be used as the starting point for a search using the Index of Premises in a Complex or the Details of Leases in a Complex. If known, the title reference for the complex or the Lease Folio (LF) number for the complex can also be used.  LF numbers, in the format LF123, have been assigned to each complex. The complex’s LF number is then used to identify the individual premises within the complex using the format 1/LF123, 2/LF123, and so on.

Before leaving home

The computerised Lease Folios can be searched without leaving home by using the Online Shop.

If you cannot find the complex in the Online Shop, call the Customer Service Centre on T: 1300 052 637 to determine if a manual search at Queens Square is required.
