LPI is converting much of the remaining properties held under Old System to Torrens Title and registering them in its computerised system. Initially these titles are qualified (they are not guaranteed by the state of NSW) and may be limited (a new survey is required to determine legal boundaries).
An application can be made to remove the qualification after six years if the property is sold or transferred for value, and 12 years if it is not sold or transferred.

How can these records help?
It is more difficult to locate deeds for an Old System parcel of land in the LPI Registers than a Torrens Title. Converting Old System title records to Torrens Title will help searching for land information.
Purchasing an Old System property requires a lengthy and sometimes complex search process to confirm the title. While converted titles are initially qualified, the qualification will generally be removed after six to 12 years saving time and expense in the conveyancing process and providing future purchasers with state guarantee of title.

Public access
The new Torrens titles can be searched in the same manner as other computerised titles. Title searches can be done through the Online Shop, over the counter at Queens Square, or through an approved Information Broker.
The free Street Address Inquiry in the Online Shop can be used to find the new title reference for the property.
Searching the Old System records
While the new Torrens title remains qualified, a search of the Old System records is still required to establish title. Old System records can be examined free of charge at Queens Square and copies can be purchased.
Old System searches for conveyancing purposes are normally conducted by professionals.

Identifying records
The new Torrens titles have a title reference number, usually in the format 2/43333. The title reference number can usually be found by using the free Address Enquiry in the Online Shop.
