Each year LPI delivers copies of over four million land titling documents to industry, government users and the general public. Nearly 99% of these are delivered online with over 91% being delivered via LPI’s authorised information brokers and around 4% via LPI's Online Shop.
The number of documents delivered over the counter at LPI Queens Square is reducing as more and more documents are made available electronically through the LPI’s digitisation and conversion program.
The title search is the most highly requested land titling document. It lists the name/s of current registered owner/s of a property and other interests affecting the land title such as a mortgage or an easement.
The title search is fundamental to property development and conveyancing activities and is primarily used by solicitors, licensed conveyancers, surveyors and lending institutions.
In research undertaken by LPI it was identified that title searches are also used for a range of other activities. These include but are not limited to:
- Property valuations
- Research by real estate agents
- Asset checking associated with legal advice services
- Accountancy advice services on taxation, risk assessment, bankruptcy and liquidation
- Local government for development application processing
- Family history research.

Identity fraud
In any transaction affecting land, be it a sale or a purchase or establishing a mortgage over land, it is important to confirm the identity of the parties involved in the transaction.
To ensure you don't become a victim of identity fraud when dealing with land, it is recommended that stringent processes be adopted in verifying the identity of person(s) claiming a right to deal with the land.
