Over the counter
Copies of documents are available through the over the counter delivery service in LPI’s office, including title searches, images of dealings and plans and other documents. Our office is at:

Information required to perform a search
For a title search, you will need to know the title reference of the property to be searched. This may be obtained from the land or property description shown on your council rates or land valuation notice. Or use the Street Address Inquiry available at our public terminals, or in the Online Shop, to search for the title reference.
Public Terminals
Public terminals at Queens Square provide access to:
- A number of free searches including street address inquiry, prior title, lots created searches
- Historical Land Records Viewer (previously known as Pixel)
- Old Form Torrens title folio images
Access to original documents
Old System indexes and deeds prior to 1992 and a number of other documents are available to view for free in the Old System Records and Enquiries Room in Basement 1 at Queen Square. The Torrens Purchasers Index is also available there for viewing until its scanning has been completed. Read more about historical research.
Identity fraud
In any transaction affecting land, be it a sale or a purchase or establishing a mortgage over land, it is important to confirm the identity of the parties involved in the transaction. See Don't be a victim of identity fraud information.
Staff assisted searches
Searches can be conducted for customers by staff at LPI's Sydney office for a commercial fee. As well as providing a personal service for land title search inquiries, specialist staff undertake complex searches, for example, searches compiled to resolve disputes concerning the use of rights of way, lanes, passageways and waterways.
An integral part of the work performed by this section of LPI is the preparation of Official Searches. These are legal documents that can be used in a court of law as evidence, unlike a search prepared by a commercial searching company or information broker. Search requests can be lodged:

- in person at the ground floor Plan Lodgment Counter at LPI, Sydney office.
Time based service fees apply in addition to standard document copy rates. Fees are payable by cash, cheque or credit card.
Central Register of Restriction (CRR)
This is a centralised database recording potential and actual use of land by government agencies and utilities. LPI maintains the CRR on behalf of participating organisations, but responsibility for the currency and accuracy of the information held on the CRR remains with those organisations. Online access to the CRR is available through LPI network of approved information brokers or through Property Information Inquiry Service (PIIS).
Property Information Inquiry Service (PIIS)
This is a commercially competitive service which allows you to make a full set of conveyancing related property inquiries on a single form. Inquiries not able to be cleared against the CRR are forwarded directly to respective government agencies and utilities on behalf of customers. PIIS maintains a service guarantee for processing 100% of applications within 24 hours of receipt. LPI can provide a report immediately on any restrictions recorded in the CRR. With regard to other authorities, LPI will deliver your inquiry to them within one business day. The agencies will then respond to you directly.
